LBDesigns: Staging Your Home For Sale

When staging a home to sell, there are many factors to take into consideration. It is important to have a professional who can objectively tell you what improvements to your home will put money back in your pocket. In the current market, having a home that shows at its best can dramatically change the outcome of the sale. Because Lainey has a background in Interior Design, this is a service I am able to offer at no extra charge to my clients** (**conditions apply)

I’m sure you know the old saying, “You never get a second chance to make a good first impression”. To say this speaks volumes when it comes to your home, is an understatement. The first impression a potential buyer has is the one that will remain with them throughout their buying process. Staging your home takes away your presence, and helps buyers to visualize themselves in the home. You want your home to be the one that they can’t seem to get out of their heads, the one that they know is just right for them. Often, this can be done with existing furniture, a new layout or strategically placed accessories.

I will also take into account that, most often, you’re still living in your home. The laundry still needs to be done, the kids still need to be fed, and Max the family dog, will still be barking every time the doorbell rings. These are things we can’t get away from, but rather, we will work with.

I will also often help my buyers get started on some décor changes in their new home once they have purchased to they can get the most out of their new space. Feel free to ask about my in-home design consultation.

“A vast majority of people (over 90%) can't imagine what a house could look like with furniture in it and they have nothing to compare their own furnishings to in an empty space. Did you know that a room actually looks smaller empty than properly furnished? With nothing to focus on except the bare space, the negatives will become more apparent to prospective buyers.”

- Sveta Melchuk, founder of Decora Solutions

“Your investment in staging costs less than the first price reduction.”

- Barb Schwarz, The Creator of Home Staging

“Top three interior features for selling were freshly painted walls, organized storage space, and current flooring.”

- Maritz Research Staging Polls

“Elements that create 72% of the first impression inside the home are within the control of the seller – well–trained staging consultants know how to show these to their best advantage.”

- 1999 Proctor & Gamble Survey

“First impressions are hugely important! Most home buyers are not interior designers or creative visionaries. They want a place that makes them feel good and that they can be excited about coming home, too.”
